Measure the right thing
Roof area is not the same as house floor area
Roofing prices use the area of the roof surface that will be removed and replaced. One roofing square is 100 sq ft of roof surface, so 20 roofing squares represent approximately 2,000 sq ft of roof area.
That does not mean a 2,000 sq ft house has a 2,000 sq ft roof. Pitch, overhangs, attached sections, porches, and the roof plan all affect the measured surface. Do not convert house floor area into roof area using a generic formula; the actual roof needs to be measured.

What changes the number

Pitch and roof shape
Slope, valleys, ridges, hips, skylights, chimneys, and porches change the work involved beyond the roof area alone.

Material and shingle class
Class 3 and Class 4 asphalt shingle choices sit at different points in the planning range. The exact material selection must be part of the estimate.
Disposal and dumpster fees
Tear-off material has to leave the property. Disposal and dumpster costs can change with the project scope and amount removed.
Access and building height
Multi-storey work, power lines, landscaping obstacles, and limited access can make material handling and site protection more involved.
Measured roof area
The roof must be measured as roof surface. House floor area is not a substitute for the area that will actually be replaced.

Class 3 and Class 4 shingles belong in the estimate conversation
